Thank you for responding to my query. I appreciate it very much. However, the map is not really that clear to me and
i can not figure out the portions which are flat or elevated and the lot area is not also specified. Anyway, i will try to
call you or maybe i will ask one of my family to call or see you for further information and clarification.

Dear madam,
I'm pleased to inform you that we had our site tripping this Sunday afternoon together with the members of your family
inside Royale Cebu and after our tour looking at several lots inside, we have identified the two most probable lots that they
considered to be in good location
and have the good features they like. (Other lots are disliked because of the steep slope)
The two lots are as follows:
1. Block 18 Lot 28 345 square meters - Corner lot facing east & south 2. Block 35 Lot 5 407 square meters - Corner
lot facing east and north
The 345 sqm lot is totally flat while the 407 sqm lot has a flat surface in front and has a gentle slope downward but
minimal. You can turn this to your advantage by having rooms below or a maid's quarter or dirty kitchen.
With these two lots, you have a good view of the City Lights Gardens Condominium in Nivel Hills Lahug and mountains on
a distance.
I have attached herewith the photos of these two lots with labels on which they are facing and the description of each
lot.
I have also attached here the map of Royale Cebu and this time indicated with arrows the two lots which are referred to
here.

The feedback i got from my family is quite good but not really convincing. Please find me a lot that's facing east

You're welcome and thank you also for your continued interest. I have found in the map a lot facing east at EL Pasco of
Royale Cebu Block 17 Lot 5 and 6 with areas of 42 and 380 sqm respectively. I will personally go to this area myself for the
ocular inspection today.

Dear madam,
You're welcome and I went personally to the site and good news! I found a lot that I believe is suited to you. It is
the only desirable lot facing the east and it's flat and it has already a good community of neighbors. I'm referring to Block
17 Lot 3 with an area of 326 square meters. The other two lots beside this lot are not as desirable as this lot as the two
lots beside are sloping upward.
If you and your family like this lot, I hope that we can catch up with the dealine of promo of 12% interest/annum (instead
of 18%) which is only up to June 30. I attached here a copy of the guidelines in formal memo announced by Asian Pacific, the
subsidiary company of Sta. Lucia
who develops Royale Cebu , to really show you that it's truly June 30 only for the promo. I hope you won't take it as
a matter of pressure or anything as I just provided you the fact of the present situation. If you compute the savings you
get by paying this over 5 years with a
reduced interest rate, it will turn out just about the same as paying the lot for P4,900/sqm instead of P5,900 per sqm.
An opportunity that is only up to June 30 2007.
I suggest that I assist your family again to see this lot today June 29 sometime 5PM just like before and if you and
your family will like it, we can have the reservation done the following day Saturday at the
developer's office for only P10,000 (to hold this lot for you) deductible to the down payment and then in July, will follow
documentation for your contract papers.

TO MAKE THE STORY SHORT, SHE ASKED ME TO SEND FINANCING SCHEME AND DETAILS OF PAYMENT. THEN SHE ASKED HER HUSBAND TO MAKE
THE RESERVATION AND I ACCOMPANIED HER HUSBAND TO THE DEVELOPER'S OFFICE. THE RESERVATION WAS DONE THE DAY THE PROMO DEADLINE
ENDS. SHE WAS PRESSURED BY THIS PROMO DEADLINE THAT LEAD TO THE SALE. IT WAS FULL DOWN PAYMENT.
