I talked to you last Saturday... then we went out of town

so I was not able to email you. I'm quite interested in a 2-bedroom condo either at Ayala or at Ultima Fuente. If you can email me designs of their 2-bedrooms or even one bedroom plus loft, and the prices with the terms,

I would very much appreciate that. Available by next year or early 2009 is much better. We are actually trying to decide whether to buy a condo or build in our lots at Vistamar overlooking the ocean. Condo seems more amenable since we often travel. Our realtor, Marc Supapo, is currently in Cebu so perhaps he'll come to see you.

Thanks for the immediate reply. Marc Supapo is a realtor here in San Jose, California who had told us last year about Ultima, and then the Ayala Towers. I don't know if Marc can represent us in the Philippines but to be fair to him and you, I wanted to make sure that both you and

him know our objectives from the onset. Marc is in Cebu right now on a different business. I think you would best represent us considering that you are based in Cebu, dealing with the Cebu real estates everyday, and has more clout with developers. I would like to be able to talk to somebody who has the answers for me right away so I can make well-informed decisions. Marc cannot fulfill that for me since he is based here in California. So I am just wondering if your office gives out some kind of fee for those who bring you clients that complete a transaction, which I feel is probably fair to Marc for what he does everytime he goes home to the Philippines. I would rather leave that to you. On the other hand is the realtor fees in the Philippines paid by the developer or is there any fee from buyers?

On the information we need, we don't really have to be at the highest levels as long as we have good views. Nearer the elevators and stairs is better because we have a handicapped daughter who does not walk fast. We also don't like to be cramped, so bigger square footage is better for

us, the reason I was attracted to the 2-bd Maryville Condo that published a 140 sqm living area. As I reminded you in my last email, we are trying to decide whether to build at Vistamar or start with a condo. I really would like to be in an area that is safe and not far from fun activities for our handicapped daughter. Proximity to casinos is also a good attraction for her which makes Fuente and Ayala good choices.

I have updated with Cebu tower Palace. However, by way of information, Cebu Tower Palace has stopped construction for the moment due to some major problems in the corporation's partners.



I think it would be much better if we consider Fuente Towers as it is now in full swing without these major problems.

I have here with me the listing of available units at Fuente Towers and I noted the ones nearer the elevator and stairs. The available units are now only up to 22nd floor because higher floors are already sold.

Would you like to be in the 22nd floor? We have a unit available there with a total floor area of 74.5 square meters at a price of P4,222,060.28 You can have this 5 years to pay no interest for the balance of 80% because the down payment is 20%.

Hello, Manuel!

The 74.5 sq m is how many bedrooms and bathrooms? It's seems to be small. Is there a design/sketch so we can see how the layout is? The tripod site does not show designs for Fuente Tower or Ramos Tower, but noted that max room size is 84.5 sqm. 22nd floor may have a very good view but unfortunately I have some kind of height problem, although on my business trips to Malaysia and Korea I was usually housed this high!! Is there any availability on the 18th or
even 12th floor? Please check for the biggest area. The Fuente Tower site noted that buying 2 units would give bigger space, so perhaps 2 one-bedrooms or 1 2-bedroom and 1 1-bedroom. Kindly check. Also, we've checked out Ultima before and would really like the side with the ocean view since it might be too hot in the afternoons if on the Fuente side. Our firends who checked out the site earlier this year said that perhaps it is unsafe when you get out of the building, daghang standby. How is the safety and privacy of the tenants enforced?

Hello madam,
It's so nice to know that you're keeping in touch. The 74.5 sqm has 1 toilet and bath with loft for one bedroom upstairs. Yes, you can have two units for the 74.5 sqm.
As for the layout, I'm sending here a sample layout. From the layout, you can find what specific size that would suitable for you. I am also sending a sample price on the 10 th 12th floor. Whenever you are interested in any of the units shown in the layout, we can discuss more details about this for your further consideration. I appreciate to
know more information about what you need and want so I can also recommend the unit that would be most suitable for you.

With regards to safety as you go out of the building, it is actually very safe since right now, the guards are very strict in manning the vicinity of the building and it's a wide open space in front that passers by have no reasons to stand by but just to pass by walking in the lane outside the building. So, privacy and safety for tenants/occupants/owners are to it's maximum.

4. I'm interested on the 12th floor
Dear madam,
I'm glad to know your continued interest in Fuente Towers. Since you are interested to know more about the 12th floor type 5 Unit 11, I attached herewith once again the floor plans but this time, I chosed the floor plan of the 12th floor - the ground floor plan and the floor plan for the loft. As to the number of bedrooms and bathrooms, actually, these units are being sold as bare for its price.

This means that the unit delivery is just like a plain box with all provisions of cables, telephone wires, water, aircon-split type, and that the design and partitions of the inside are on your own. So, you can have the toilet and bath facing the stairs and not the kitchen.

Since this is a large scale development of a big Corporation here, the prices are not negotiable; nonetheless, we have promo offerings for certain periods. For example, For this particular unit, since this is
facing Club Ultima, the promo is: 30% down payment one year to pay 40% monthly equal PDC's for 5 years 30% upon turn over. Plus Club membership promo: Avail of 70% discount of individual A provided the whole amount P68,310 is paid within 30 days from date of reservation.

Actually, all units who have sea view have already been sold out. This unit is facing east and supposed to have sea view but the view is blocked by the existence of Club Ultima building up to 18th floor and the higher floors than 18 are already sold out. This is also the reason why the management of Fuente Towers came up with this promo. On

the other hand, the unit you are interested in, Type 5, Unit 11 at the 12th floor is ideal in the sense that it is at the corner end so you have a nice view towards the north of Cebu. It is also bigger size unit which is what you like.
I'm sorry there's an error in my last email since it's not 20% down, 80% in 5 years but the website is correct 20% down, 50% 5 years to pay, 30% retention. This is the standard offer without any promo but since there is a promo for this month, the 30% payable in one year, 40% payable in 5 years, and 30% retention payable upon turn over will be the best option.

5. Hi, Manuel!

Thanks for the info you sent me.. I am quite interested in learning more about Type 5 on the 12th floor (Unit #11). How many bedrooms and bathrooms does it have? What is the height of each unit so I can imagine how the loft looks like... perhaps you can send me a perspective of the different types/units. Is that an island in between the kitchen and bathroom? I really don't like bathroom facing kitchen, can door be moved under stairs area?

It is too expensive if we buy 2 units side by side, unless there's some kind of break for buying 2 units. The sample price list that you sent, are they still negotiable? On the floor plan, which side has the ocean view or not facing Fuente?

On the payment terms, 20% downpayment, then 80% 5 years monthly with no interest? Or would it be like what is in the website -- 20% DP, 50% 5-years interest-free, 30% retention until occupancy? I guess it would be better to have the 80% 5-years considering that units should be ready

for occupancy in another year or 2, right?

Are prices inclusive of the 12%VAT? I was told that owners need to become Club Ultima members... are the membership prices on the website current? It is it very high compared to the Club Ultima website prices I got last year!Thanks again...

The prices are not inclusive of 12% VAT but the amount of 2.4 million of the price will not be imposed with VAT. For example unit 11 at the 12th floor is priced at P4,662,310.22 Only the difference which is 2,262,310.22 will be imposed with VAT of 12% so the amount to be paid

for the VAT is P271,477 The prices of membership of Club Ultima are current in our website and yes, it is higher than last year because of the price increase but you

can avail of the promo this month which is to pay only 70% for individual A and thus, it becomes lesser than last year's price.

6. Dear madam,

Thank you for your follow up call this afternoon.

Here are the answers to your questions:

1. The height of the unit is standardized on every floor which is: 8 feet from floor to loft, while 7 feet from loft to ceiling for a total of 15 feet.

2. All units have ready connections for electrical wirings, cable tv, plumbing, and all units have sprinkler system.

3. Units that are on promo are those facing the Club Ultima Building up to 17th floor. This is facing east but ocean view is not expected because these are blocked by the Club Ultima but it still has a good view of the surroundings at the side since the unit you are considering (Unit 11 on

the 12th floor) allows you a good view of the city. This unit will never bother you with sunlight heat and will keep your unit cool always.

4. You can still avail of this promo if your make the reservation anytime this month.

Would you like me to hold unit 11 on the 12th floor for you? It's the largest unit available and the features especially the location and size would fit your desired specifications.
